You Don’t Need to Be Psychic to Read a Homebuyer’s Mind

When communicating with a new potential homebuyer, do you ever wish you could just read their mind? Contrary to popular belief, you don’t need to be psychic to figure out what a person is thinking.

Thanks to a recent survey conducted by Chase, we can now gain some insight from the mind of the home shopper. According to an article published by Housing Wire, “The Chase survey sampled 1,098 Americans with a qualifying age of 25 – 65, with a 500-respondent oversample among those who intend to buy a home within the next 18 months.” You’ll be able to explore what’s going on in a potential homebuyer’s mind when contemplating the major decision of buying a home.

I discovered a couple interesting statistics from the survey results, which you may find surprising. For example, 42% of respondents admitted that they are not at all concerned about completely understanding the mortgage process. However, when asking them questions about annual percentage rates, down payments and lenders, only 1 in 4 interested homebuyers answered correctly.

Additionally, these homebuyers are willing to jump right into the market. It was reported that 70% of prospective buyers are worried they’ll miss their chance to buy due to rising prices. This is all the more reason for homebuyers to take advantage of your professional real estate expertise, so they can make an informed decision.

While potential homebuyers do not know everything about the housing market, they are very willing to make that home purchase because of rising rental costs and low interest rates. It’s also important to note that 20% say the desire to make an upgrade from their current home was their top reason to buy.

4 Tips for a Stress-Free Move

Moving can lead to new, exciting possibilities, but it also means leaving behind the people and places you love. While some sentimental items can be taken to your new place, many memories just aren’t transportable. To ensure your treasured belongings arrive safely to your new home, be prepared with these stress-free tips.

1. Make Room for New Memories

Taking every item of sentimental value with you to your new home is not always possible. Moving is the perfect opportunity to organize and purge items you don’t need or won’t use in your new residence. To lessen the load on moving day, hold a garage sale or donate unwanted items to a local charity. If you’re trying to sell your current home, the less clutter the better.

Once you’ve determined which objects will make the move, decide where they’ll go in your new place. Make the unpacking process simpler by creating a plan for your new space in advance and pack according to where things will go, not by where they’ve been.

2. Organize, Don’t Agonize

Starting the process early can help avoid stressful last-minute packing, and give you time to be a bit nostalgic. Before you begin boxing things up, take videos and photos of each room to preserve your memories of that space. Don’t forget to include outdoor areas like a backyard tree house or handprints in the patio cement.

Then, make a checklist of everything you need to accomplish before moving – packing, cleaning, cancelling and restarting utilities, registering the kids for school – and set a timeline for completing each step. Once you’re ready to start packing, work room by room to make the task seem more manageable. Start with decorative pieces that you can go without for a month or so, and save all the daily essentials for last.

Put together an “open me first” box with the gear you’ll need immediately, such as tools to assemble furniture, cleaning supplies and shelf liner for drawers, closets and kitchen cabinets.

3. Protect Delicate Possessions

To ensure your belongings arrive safely, it’s essential to pack possessions with extra care. Safeguard breakables with wrapping materials designed to protect fragile goods, such as bubble wrap cushioning.

Next, pack items in clean, sturdy containers in a variety of sizes. Use large boxes for bulky yet lighter furnishings such as pillows and blankets, and place heavier objects in smaller boxes to avoid unnecessary strain. Seal boxes securely with a durable packaging tape.

Be sure to label boxes clearly, marking them on the sides of the boxes, not the top. This step makes it obvious what’s inside, even if they’re stacked. You also can use different colored or printed packaging tapes to color code each room. For instance, you could use red for the bedroom, and blue for the kitchen.

4. Have Help on Hand

There are many affordable moving companies that can make the transportation a smooth transition. Doing it yourself can be physically tough and expensive, so it’s easy to see how hiring a moving company is the right path.

How to Build a Winning Office Culture

Everyone wants to work in a fun environment. In addition to tight-knit teams with a small turnover rate, upbeat offices tend to be more productive with happier employees and more positive interactions overall. Here are five ways you can stimulate a winning office culture.


Add some work perks.

While you may not be able to bring the whole company to Aruba or hire a celebrity to play a private show after hours, small employee perks can really heighten office attitude. Try offering complimentary gym memberships or giving out gift certificates for a spa or massage day. Even free snacks in the break room can go a long way – no one can gripe with their mouth full of donuts!

Throw non-work related office events.

Getting the group together outside the office for some R&R can go a long way. Depending on your budget, try throwing a company happy hour at a local restaurant, or giving the team tickets to a baseball game.

Promote team-building activities.

Put together a volleyball or softball team in the summer. Suggest a company Tough Mudder or race team. Office not athletically inclined? A book club, wine tasting, or monthly board game tournament can also help foster company bonding and grow connections that extend after hours.

Create an innovative office design.

While you may not be able to provide walking desks or nap pods like the Google office, you can still design your office to cultivate creativity and a forward-thinking attitude. Banish those cubicles and instead set up creative, collaborative spaces like conference-style work tables and open office floor plans. Add a ping pong table in the break room for some competitive and team-building work breaks, which have been shown to boost performance and improve overall employee attitude.

Practice gratitude.

Don’t forget to show your team how much you appreciate them. This doesn’t mean you need to shower them in dollar bills—while bonuses and dinners can be great, simply checking in regularly with each employee can be extremely helpful, not to mention budget friendly. Meet with each member twice a year to ask about their level of happiness in their position. Are they satisfied with their workflow? Stressed? Over or underwhelmed? Show your team you care about their work experience and you can bet they will care more about the overall success of the company.
